MAINTENANCE
The Board of Directors (hereinafter “the Board” or “Director(s)”)
of the Cinnamon Woods Owners Association (hereinafter “the Association”)
hereby adopts the following policy regarding the maintenance of Association roads,
common areas, and other responsibilities effective October 7th, 1999:
I. The Board will endeavor to contract with professional contractors for Association
maintenance needs, with written bids being solicited from at least 2 independent
contractors. However, recognizing that maintenance needs may occur requiring
immediate attention (including but not limited to snow plowing, dangerous tree
removal, etc), the Board reserves the right to contract without solicitation
of bids where warranted.
II. The Board will appoint one or two Directors to serve as the Maintenance
Committee. The duties of this Committee will be to ascertain the maintenance
needs of the Association, report these needs to the other Directors, solicit
bids for necessary work, and ensure that work done for the Association is completed
as requested and in a professional manner.
III. Volunteer maintenance by Members will be discouraged, except in cases
where the job is considered by the Board to be too minimal to be contracted.
Before Members may perform volunteer maintenance duties for the Association,
a written waiver absolving the Association, it’s Directors, and Members
of any liability for injuries sustained while performing volunteer maintenance
work must be signed by the volunteering Member.

Association, Inc., and,
THAT the foregoing Board Policy, to be effective October 7, 1999, was duly
adopted at a meeting of the Board held on the 7th day of October,1999.
