at the September Annual Meeting
- All lots located within the said property bounds shall be used solely for residential purposes, and under no circumstances shall said lots be used for any business or commercial purposes.
- No junk cars, unused recreational vehicles, nor any unused recreational device may be stored long term on any lot.
- No tent, shack or other temporary structure may be erected, placed or maintained on any lot. Children’s temporary recreational tents for overnight sleeping are exempt from this Rule.
- Storage sheds and garages are allowed provided they are visually appealing and somewhat match the design of the primary structure.
- Only currently licensed cars and trucks in regular use by the resident(s) of the lot may be parked in the driveway or just off the street. All other vehicles, including travel trailers, boats, motorcycles and the like shall be kept in the back or to the side of the house and out of view as much as possible. No vehicle of any type shall be permitted to be kept on any lot if it creates a universally objectionable view as determined by a reasonable number of immediate neighbors. No vehicle may be kept on a hoist or on blocks at any time.
- Owners will make every effort to keep their property neat, mowed and presentable for the benefit of their neighbors, guests and friends.
- Airborne, umbrella Fourth of July fire cracker type explosives are not permitted due the extreme fire hazard at any time. No unlawful firearm activity of any kind is permitted with the exception of that which is part of self defense.
- Major overhaul mechanical work on cars and trucks shall be limited to that which may be accomplished within one’s garage.
- No building shall be erected, altered, placed or permitted to remain on any lot other than a single family dwelling and necessary garages or utility buildings when consistent with the construction of the main dwelling.
- No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot, except that dogs, cats or other household pets may be kept, provided that they are not kept, bred or maintained for any commercial purposes. All dogs are restricted to the dog owner’s lot or lots. Dogs are not permitted to roam freely in the community. All dogs must be leashed or under voice command when not on the dog owner’s property.
- No noxious or offensive activity shall be carried on upon any lot of a nature as may diminish or destroy the enjoyment of the other properties in the neighborhood by the owners thereof, nor shall anything be done thereon which may become an annoyance, nuisance or unsightly condition to the neighborhood.
- No unsanitary condition or activity on any portion of any lot which could be considered to be harmful, offensive, disturbing or abusive in any manner or circumstance to the general health of the community as a whole or on an individual residential basis shall be permitted at any time day or night. Trash, garbage or other wastes shall be kept in sanitary containers and removed from view or stored at the side or in the back of the dwelling until disposed of properly on a routine and regular basis. No lot, or any portion thereof, shall be used or maintained as a dumping ground for rubbish, trash, storm debris. Storm debris may not accumulate on any lot due to its potential as a severe fire hazard. There shall be no burning of domestic trash or garbage on any lot at any time. All sources of noxious odors (septic tank malfunction, unwashed garbage containers and the like) shall require immediate remedial correction. There will be no burning of brush or log piles which are the result of lot clearing for new construction.
- All vehicular road signs must be obeyed at all times. Speed must be adjusted for the conditions at the time. Care must always be taken to protect neighborhood children due to their unpredictable movement. Darting into the street is an example.
